This guide helps you bring those moving pieces together before you make your next major commitment.

Frequently Asked Questions
Clear answers about land, timelines, pricing, selections, and financing.
Can you build on land I already own?
Yes, that is exactly what Our House, Your Land is for.
What if I do not own land yet?
Plenty of our buyers come to us before they have bought a lot, and that is a smart time to talk. Bring us the listing before you make an offer and we can help you review road access, water, septic, power, and the practical details that make a parcel buildable.
What does a completed home actually cost?
Plans start at $199,900 for the Heritage and $349,900 for the Legacy. A completed home on your land typically lands between $200,000 and $400,000 depending on the plan you choose, your selections, and what your site work requires. The on-site visit is where those site costs stop being a guess.
Does my price change during the build?
No. Your price is set at contract. The only movement comes from selections you choose or site conditions identified and priced before contract.
How long does the whole thing take?
We aim to break ground within about 60 days of signing, and a finished home typically takes roughly eight months from groundbreaking. Pre-construction timing can vary with financing, property feasibility, permitting, and required approvals.
How does construction financing work?
Building on your own land often uses a construction-to-permanent loan, and if you already own the land it can frequently count toward your equity. NBS Homes is a builder, not a lender, but we work with preferred lenders who handle these loans regularly, and you are always welcome to use your own.
Can you build on inherited family land?
Often, yes. Inherited land is common among our buyers. We can help evaluate the homesite, talk through utilities and septic needs, and review potential house placement. Ownership, access, easements, and deed restrictions may need to be confirmed with the appropriate local or legal professionals before major project decisions are made.
