Building Made Simple: How It Works

Our process is designed to remove uncertainty and help you understand what happens before construction begins.

1. Find the Right NBS Plan

Explore our four floor plans and determine which home best fits your needs, property, and budget.

2. Tell Us About Your Land

Already own property? Send us the location. Still looking? Contact us before you buy, and we can help you understand what makes a parcel suitable for the home you want to build.

3. Schedule Your Property Visit

For $200, an NBS project manager will visit your property to review home placement, access, utilities, grading, and other site considerations.

4. Finalize the Project

Once we've evaluated the property, we'll outline the build details and property-specific considerations so you can understand the project before moving forward.

5. Prepare for Construction

NBS helps coordinate the permitting process and other pre-construction requirements. When the property is ready, we generally aim to break ground within approximately 60 days of signing.

6. We Build Your Home

Once construction begins, our team follows the established NBS plan, specifications, and construction process through completion. Construction typically takes about eight months from groundbreaking.

Is Your Land Ready to Build On?

A piece of land may look perfect for a home, but the property itself can significantly affect what it takes to build.

Rural lots around Lynchburg often require additional consideration for utilities, access, septic systems, wells, grading, and site preparation.

Before construction, we may need to evaluate home placement, driveway and construction access, clearing and grading, drainage, utility connections, well and septic requirements, excavation and foundation considerations, property subdivision or surveying, permitting, and engineering or soil-related requirements

Our $200 property visit helps identify these considerations early and flag areas that may require additional evaluation, testing, engineering, or site work before construction begins.

Don't Own Land Yet?

You don't necessarily need to wait.

NBS can also talk with you while you're searching for land. We can help you understand whether a property appears suitable for the NBS home you want to build and what additional site work may need to be considered.

That can be especially helpful before committing to a rural parcel where utilities, access, septic requirements, or other conditions aren't immediately obvious.

Frequently Asked Questions about Building Near Lynchburg

Do you build inside Lynchburg city and the surrounding counties?

Both. We build in the city and throughout the surrounding counties within about 90 minutes of Lynchburg.

My land is rural with no public water or sewer. Can you still build?

Yes. Many rural properties use a private well and septic system. We help identify the site requirements that need to be considered before construction.

Do you handle the permitting?

Yes. Our team coordinates the standard permitting process associated with construction. Property subdivision, zoning changes, easements, or unusual land conditions may require additional work before a building permit can be issued.

How long does construction take?

Our target construction period is approximately eight months after groundbreaking. When the land is ready, we generally aim to break ground within about 60 days of signing the construction agreement.

Can I see a finished NBS home before I decide?

Completed-home and active-construction tours may be available depending on current inventory, project stage, and homeowner access. Ask our team what is available near you.

Do I need to own land before contacting NBS?

No. You can contact us while you are still looking for property. Early conversations can help you better understand what to consider before purchasing a lot.
