Yes. NBS Homes' Our House, Your Land program is designed for buyers who already own property or are evaluating a parcel. We start by reviewing what the land can support, then help you choose the proven floor plan that fits the site and your goals.
Which parts of Virginia do you serve?
We build across Central and Southern Virginia, with service areas organized around Lynchburg, Smith Mountain Lake, Danville, Louisa, Caroline, the Roanoke region, and nearby rural and lake communities. Service availability is confirmed by property address.
Do you build near Smith Mountain Lake and Lake Anna?
Yes. Smith Mountain Lake and Moneta are part of our service area, including communities on the Bedford and Franklin County sides of the lake. We also serve the Lake Anna and Louisa County corridor, including Mineral and Bumpass.
What if my property is outside the communities listed here?
Send us the property address. Service boundaries are not always as simple as a county line, so we evaluate each location individually and will tell you clearly if the property is a fit.
Can you build on inherited family land?
Often, yes. Inherited land is common among our buyers. We can help evaluate the homesite, talk through utilities and septic needs, review potential house placement, and explain the permitting and subdivision steps that may be involved. Ownership, access, easements, and deed restrictions may also need to be confirmed with the appropriate local or legal professionals before major project decisions are made.
How can NBS help determine if my land is buildable?
Our $100 on-site visit provides a practical first look at access, slope, likely well and septic placement, utilities, and potential sitework needs. Formal testing and county approvals are still required to confirm if the property is suitable for construction.
How long does the process take?
NBS Homes' current working timeline is groundbreak about 60 days after signing, followed by roughly eight months of construction. The pre-construction period varies with the property, financing, feasibility work, permits and selections.
